Duct Cleaning After a Remodel or New Build
Drywall sanding is the fastest way to fill a duct system with fine dust. If the air conditioning ran while it happened, the ducts are carrying some of it.

Why remodels and new builds are the clearest case
Of all the reasons people book a duct cleaning, construction dust is the one where the need is easiest to see. Drywall joint compound sands into a very fine powder. Sawdust, insulation scraps and screws end up in floor and wall boots left open. And on a new house, the builder often ran the system for weeks during finishing work to dry the paint and keep crews comfortable, sometimes with no filter or a filter nobody changed. North Texas keeps building. Castle Hills was still filling in when Lewisville annexed it in 2021, and the towns around it, Frisco above all, have added whole subdivisions every year since. A house that was the last on its street to be finished may have run its air through months of neighbouring construction dust as well.
What to ask for
A post-construction cleaning is a normal source-removal job with a few additions:
- Check every supply boot and return for debris dropped in during framing and finishing, and remove it by hand where it is too big for the vacuum
- Clean the blower and coil, because drywall dust is what mats a coil fastest
- Replace the filter at the end of the job, not before
- Look for registers that were painted shut or boots never connected to their run, which builders do miss
Under the Texas rule, the blower and coil work belongs to a TDLR-licensed air conditioning contractor. Ask who covers that part.
Doing it without needing it
If the remodel has not started, three steps save most of the cost of a cleaning afterwards. Turn the system off during sanding and demolition where you can. Cover the supply registers and returns in the work area with plastic and tape. And if the system has to run, put a fresh filter in, change it at the end of every heavy dust day, and change it again when the work is done. A crew that seals the work area properly will do some of this anyway; ask them about it before they start.

Common questions
How soon after the work should the ducts be cleaned?
After the dusty work is completely finished, including the last round of sanding and touch-up. Cleaning in the middle of a project only means paying twice.
Should I ask the builder to pay for it?
It is worth asking, especially on a new house where the system ran during construction. Some builders will; some will point to the warranty terms. Photographs of debris in the boots help.
Is one system or two usual on a new house here?
Many larger two-story new builds in the area run two systems, and each needs its own cleaning. Count the thermostats; that is usually the number of systems.
