Attic Ductwork in North Texas Homes: Heat, Leaks and Dust
Updated 2026-10 · Lewisville, TX

Why the ducts are up there
North Texas houses are built on concrete slabs. With no basement and no crawlspace, the air handler goes in the attic or a hall closet and the ducts run through the attic to a register in each ceiling. It is cheap to build and easy to service, and it puts the whole air distribution system in the hottest part of the house for half the year.
What the heat does
Flex duct ages
Most room runs are round flex duct: a plastic inner liner on a wire coil, wrapped in insulation and an outer jacket. Years of attic heat make the jacket brittle. Once it cracks, the insulation can soak up moisture and the run starts to sweat in humid weather.
Tape lets go
Cloth duct tape at the joints dries out and peels in attic heat. Joints sealed with mastic, the grey paste, or with foil tape made for ducts, hold far longer. If a run is sealed with the cloth stuff, assume it has loosened.
Runs sag and crush
Flex hung with too few straps sags between them, and the low spots collect dust. Runs that someone stepped on or stored boxes on get crushed, which cuts airflow to that room.
Why leaks make ducts dirty
Supply leaks waste cooled air into the attic. Return leaks pull attic air in. That second kind is what fills a system with dust, because the air it pulls in carries insulation fibre, construction dust and whatever else is in the attic, and much of it can enter downstream of the filter. A house with a tight return can go many years without its ducts needing attention. A house with a leaky one can need cleaning every few years and will look dirty again soon after.
Looking for yourself
Go up early in the morning, before the attic heats up, with a good light. Step only on joists or decking. Look at the return box around the filter grille: any gap you can see, or a filter that does not sit snugly, is a leak. Follow a few runs from the air handler: look for disconnected collars, torn jackets, crushed sections and sagging between straps. Check that each run actually reaches its ceiling boot. Photographs of what you find make any quote faster and more accurate.

Common questions
Should old flex duct be cleaned or replaced?
If the liner is intact and the jacket sound, cleaning gently is fine. If the jacket is cracked and the insulation wet, or the liner is torn, replace the run.
Is duct tape really bad for ducts?
Ordinary cloth duct tape fails on ducts in attic heat. Mastic or foil tape rated for ductwork is what holds.
